Client-side Advisory:

Following our close involvement as Architects for Jasmax in ‘The Terrace’ development at a previous practice, Antony Gough requested our appointment as a client side advisor throughout the remaining works on the development. The Terrace is made up of 4 buildings ranging in size from 1500sqm to 6500sqm.

The client side role included helping to review and obtain building consents for the 4 main buildings as well as individual hospitality and office fitouts. In our role as client side advisor we were asked to provide reviews of tenant fitouts that weren’t designed by us to make sure they met our clients’ requirements review the development towards the end of the 12 months post practical completion defects stage for the 4 buildings by inspecting and advising the client of issues that needed rectifying under the contract before a full completion certificate could be issued.

Office Fitout:

South by Southeast Architects were engaged to create an open plan office on the first floor of building I in the Terrace Development. The model was so well received by the client that it was successfully duplicated around the building for tenants over 4 floors totally 4500sqm.

The office space was to double as the client offices and a ‘show-office’ for attracting prospective tenants. We designed a 300sqm office with an open plan office, boardroom facilities and ancillary space. This allowed the rest of the floor to be divided up as necessary to suit tenants spatial requirements. The design maximised the amount of lettable floor area, whilst still complying with fire regulations and providing shared ancillary facilities as necessary. The model footprint demonstrated how the floor could maintain acoustic separation between tenants and service provisions of fresh air and cooling for each of the tenants.
